If you cannot reach your destination due to the restrictions of the Spanish government, as well as the different Autonomous institutions, due to the situation derived from the coronavirus, the cost of the trip will be 100% guaranteed and you will receive a voucher for the total amount paid, with no date limit. Cancellation for the above reasons may be made even on the day of arrival, provided that the restrictions have been published on that day. *

Cancellations justified for the above reasons must be communicated within 5 days after the restrictions have been published.


In the event of a cancellation, the following will be charged as a penalty:

If the cancellation occurs prior to 30 days before arrival, the penalty will be 10% of the total amount of the reservation.

If the cancellation occurs later than 30 days prior to arrival, the penalty will be 100% of the total amount of the reservation.

There will be no REFUND if the client voluntarily cancels the services before the end of the stay.

There will be no REFUND and the booking will be cancelled if the client does not show up at the house on the day of check-in.

In the event that, for unforeseen reasons not attributable to the company, the accommodation cannot be occupied, the company may make available to the client another accommodation of equal or superior characteristics without reimbursement of any of the parties.

The booking formalises the rental of the advertised property directly between the traveller and the owner. Tess Vacacional acts as a mere intermediary between the parties, being the owner the only responsible for keeping the property in perfect condition to be inhabited, and in accordance with the description and photographs that appear in the advertisement.

Cleaning: Final cleaning is included in the total amount of the booking, but our clients should be aware that the house must be returned in the same condition as it was found on arrival or the traveller will be charged a penalty of 100.00 € for extra cleaning.

Rubbish: Rubbish must be deposited daily in the rubbish bins provided for this purpose in the area where the house is located. If you do not comply with this rule, you will be charged a penalty of €50.00 for extra cleaning and rubbish removal.

Parties: It is strictly forbidden the celebration of parties or events, as well as more people staying in the house than those indicated in the reservation. Failure to comply with these rules will be grounds for expulsion from the house, as well as the penalty charge of 500.00 €.

Occupants: Under no circumstances may more people enter the property than those indicated in the booking. In the event that there is a higher occupancy than indicated by the passenger when making the reservation, this would be grounds for immediate expulsion from the home for breach of contract without the right to any compensation. A penalty of 50.00 € per person per night will be charged.

Pool and garden maintenance: The owner, the person or persons designated by him, will periodically access the plot where the property is located, to carry out maintenance work and cleaning of the garden or swimming pool.

Electricity and water consumption: Electricity and water consumption are included in the amount of the reservation, but if an abusive consumption is detected, the owner reserves the right to retain the amount of the deposit for excess consumption.

Rules of conduct: The traveller undertakes to respect and comply with the rules of the community of the building where the flat is located, as well as the logical rules of respect and good neighbourliness, not carrying out activities or making noises that may be annoying for the neighbours. Failure to comply with these rules would be grounds for expulsion from the home without the right to any compensation and the payment of a fine of 200.00 €.

Smoking: Smoking inside the house is strictly forbidden. In case of non-compliance with these rules, we will apply the payment of a penalty of 200.00 €.

Pets: Pets are not allowed without the prior and express written permission of the agency or the owner of the property. In case of non-compliance with this rule, the traveller will be charged a penalty of 200.00 € for extra cleaning.

Deposit: The deposit is payable directly to the owner or the person designated by the owner to receive the traveller at the time of arrival. The deposit will be returned by bank transfer within 7 calendar days. Collecting or not collecting the deposit is the sole responsibility of the owner, and Tess Vacacional has no control or decision-making power in this matter.

Access to the property by the owner: With prior notice to the traveller, the owner may have access to the interior of the property whenever he/she deems it appropriate, in order to verify compliance with the agreed rules.

Traveller’s card: The traveller must provide the details of a credit card (not a debit card) in order to pay the deposit agreed in the booking (only in the case of causing damage), as well as to pay the charges or penalties stipulated in this contract.

Management fee: The reservation is subject to administrative costs, which will not be refunded in any case, and which will be a maximum of 30 €.

* The properties are rented as a unit, being independent of the people staying in the same, always respecting the maximum number of people established for each accommodation, so the restrictions on the number of people in meetings will not be grounds for free cancellation.
